  • Board area is estimated from the floor area: about 2.7 sq ft of wall per sq ft of floor for a typical house at 8 ft, scaled for your ceiling height, plus the ceilings. This is our rule of thumb; a real take-off from the plans can differ by 15% either way.
  • Costs use the same published ranges as the cost estimator (2024–2025 consumer cost surveys), adjusted for region and finish level. Garages, closets and stairwells change the picture; count them in the floor area if they get board.
  • For new construction, many builders quote drywall per square foot of floor area; divide this total by your floor area to compare.

Understanding your result

The headline is the budget range for the whole house, and the line under it gives the estimated board area, the sheets and the finish level. The tiles give the cost per square foot of floor and of board, and the sheets. The bars split the budget into materials, hanging and finishing.

The table shows the step from floor to board: the floor area times a wall ratio for the layout, scaled for the ceiling height, plus the ceilings. The rest uses the same cost ranges as the cost estimator, so a budget here and an estimate there agree.

Cost per square foot of floor is how many builders quote whole houses, and cost per square foot of board is how drywall contractors quote; the two tiles let you compare either kind. How we calculate this

The wall ratios are our rule of thumb for how much wall a house has per square foot of floor at 8 ft, and the page labels them so; a real take-off can differ by 15% either way. The cost ranges are the site’s shared figures from published 2024–2025 surveys, listed on the methodology page. Waste is 12%, a little more than a single room, because whole houses include closets, stairwells and bulkheads.

The budget does not include garages (enter their floor area if they get board), vaulted ceilings (add the extra from the vaulted ceiling calculator), texture, primer and paint, or the general contractor’s markup. Taller ceilings add an eighth to the walls of every room; at 10 ft, the same house needs about 400 more sq ft of board.

An 1,100 sq ft house of many small rooms, Level 3 under texture, lower-cost region

  • Walls: 1,100 × 3.2 = 3,520 sq ft; ceilings 1,100; board 4,620 sq ft

Small rooms mean more wall per square foot; Level 3 and the lower-cost region bring the cost per square foot of board down to $1.49 to $2.43. The texture itself is a separate line.

Where to find your inputs

Floor area. The finished area that gets drywall, from the plans or the listing.

Layout. Open plan for great rooms and few walls; many small rooms for older houses and apartments.

Ceiling height. The typical height; for mixed heights, the average.

Common mistakes

  • Using the board price as the budget. Board is a fifth to a quarter of the cost.
  • Comparing per-floor and per-board quotes. Ask which a quote means.
  • Forgetting the garage and basement. Include them if they get board.
  • Ignoring vaulted ceilings. They add area.
  • Budgeting without texture or paint. They are separate trades.
  • Treating the budget as a bid. Measure from the plans before signing.

Questions people ask

How much does it cost to drywall a house?
For a 2,400 sq ft house with 9 ft ceilings at Level 4 and national-average prices, the calculator gives about 9,700 sq ft of board, 340 sheets and roughly $18,500 to $31,000, or about $8 to $13 per square foot of floor. Lower-cost regions and Level 3 under texture come in lower.
How much drywall does a house need?
A typical house has about 2.5 to 3 sq ft of wall per square foot of floor at 8 ft ceilings, plus the ceilings themselves, so 3.5 to 4 sq ft of board per square foot of floor. A 2,000 sq ft house needs about 7,400 sq ft of board, about 260 sheets of 4 × 8 with waste.
How many sheets of drywall for a 2,000 square foot house?
About 250 to 280 sheets of 4 × 8, or 170 to 190 of 4 × 12, for walls and ceilings at 8 ft. Open plans need fewer and houses with many small rooms more.
Why is drywall cost per square foot of floor higher than per square foot of board?
Because each square foot of floor carries three to four square feet of board. A quote of $2.50 per square foot of board is about $9 to $10 per square foot of floor; make sure you know which a quote means.
What makes a whole-house drywall job more expensive?
High and vaulted ceilings, stairwells, many small rooms, curved walls, Level 5 finishes, textures, tight access and high-cost regions. A simple ranch with 8 ft ceilings is the cheapest per square foot.
How accurate is a budget from floor area?
Within about 15% for the board area on ordinary houses, which is fine for a budget. For a quote, the contractor or you will measure the walls from the plans; the sheet calculators do that room by room.
