Understanding your result
The headline is a range, low to high, for the whole job, and the line under it gives the sheets, the board area, the finish level and the region. The tiles give the range per square foot of board and per sheet, and split it into materials and labour.
The bars split it further, into materials, hanging and finishing, which is where quotes differ most. Materials are your board price times the sheets plus the screws, tape, compound and bead. Hanging is the labour to cut and fix the board. Finishing is taping, the coats of compound and sanding to the level you chose; it is usually the biggest line, and the level changes it most.
The range is wide on purpose: the published surveys are wide, because real jobs are. Use it to set a budget, then turn each quote into a price per square foot with the cost per square foot calculator to see where it falls. How we calculate this
The labour ranges split the published installed price into its parts: Fixr gives $1.50 to $2.50 per square foot for standard board hung and finished, with materials around $0.42 to $0.50; Bob Vila and HomeServe split hanging from taping; ThePricer gives the Level 5 increment. The level shares (Level 2 at half of Level 4 finishing, Level 3 at three quarters) are our estimate from the passes each level skips. Regions multiply labour by about 0.8 in lower-cost areas and 1.4 to 1.6 in high-cost metros. Every figure is on the methodology page with its source.

The estimator does not include demolition, framing, insulation, texture, primer and paint, permits, or the general contractor’s markup on a larger renovation; it prices hanging and finishing drywall. It also assumes ordinary access: a third-floor walk-up or a job with no parking costs more. 1,200 sq ft of board at Level 4, national average
- Sheets: 1,200 ÷ 32 × 1.1 → 42 at $15 = $630; other materials $96 to $240
- Hanging: $600 to $1,200; finishing: $960 to $1,800
- Total: $2,286 to $3,870, $1.91 to $3.23 per sq ft, $54 to $92 per sheet
A basement of this size quoted at $3,000 sits in the middle of the range; one quoted at $1,800 deserves a question about what it leaves out.

Level 5 in a coastal city on tall walls is where drywall gets expensive: the board is a tenth of the cost and the skim coat is the biggest line.
Where to find your inputs
Area or sheets. The board area from the wall and ceiling calculators, or the sheet count from your order.
Price per sheet. Your store’s shelf price for the board you will use.
Finish level. Level 4 for painted rooms, Level 5 for gloss or raking light, Level 3 under texture, Level 2 in garages.
Region and difficulty. Where the job is, and whether it has tall ceilings, stairwells or many small rooms.
Common mistakes
- Treating the estimate as a quote. Get quotes; use this to judge them.
- Comparing quotes at different finish levels. Ask each for the level.
- Forgetting the ceilings. They are a third of a room’s board and slower to finish.
- Leaving out texture, primer and paint. They are separate trades and lines.
- Counting floor area. Board area is three to four times the floor.
- Assuming lowest is best. A quote far below the range usually leaves something out.
Questions people ask
- How much does drywall cost per square foot installed?
- Published cost surveys put standard 1/2 in board hung and finished to Level 4 at about $1.50 to $2.50 per square foot (Fixr), and up to about $3.50 in high-cost areas or with high ceilings. With our split, materials are about $0.40 to $0.80, hanging $0.50 to $1.00 and finishing $0.80 to $1.50 per square foot.
- How much does it cost to drywall a 12 × 12 room?
- Walls and ceiling are about 500 sq ft of board, 18 sheets with waste. At Level 4 and national-average labour that is roughly $960 to $1,620 in the estimator, materials included, or about $2 to $3 per square foot of board.
- How much does a sheet of drywall cost?
- A 4 × 8 sheet of 1/2 in regular board is about $10 to $20 depending on brand, store and region (HomeGuide). Type X, moisture-resistant and lightweight boards cost a few dollars more, and 4 × 12 sheets cost about half again as much as 4 × 8.
- Why is drywall labour so much more than the board?
- Because finishing is skilled, slow and done in passes with drying in between. On a typical job the board is a fifth to a quarter of the cost; taping and finishing to Level 4 is the largest single line, and Level 5 adds about $0.50 to $1.50 per square foot more.
- Does finish level change the price?
- Yes, mainly through finishing labour. Level 2 for a garage costs about half the finishing of Level 4; Level 5 adds a skim coat over every square foot. Ask every contractor which level the quote is for.
- How accurate is a drywall cost estimate?
- It is a frame for quotes, not a quote. Local labour rates, access, ceiling heights and how cut-up the rooms are move real prices by a third or more either way, which is why the estimator gives a range and the cost-per-square-foot calculator checks the quotes you get.
